Commercial HVAC Maintenance Plan (Biannual Service)

Enhance the efficiency and reliability of your commercial heating, ventilation, and air conditioning systems with our Commercial HVAC Maintenance Plan. Scheduled twice a year, this plan is crucial for maintaining your business’s HVAC systems, preventing unexpected failures, and avoiding costly repairs. Our trained technicians perform comprehensive inspections and maintenance to detect and address potential issues early. Below is an overview of our standard maintenance tasks. During your appointment, our technicians also perform additional checks and services needed to ensure your system operates at its best.

Spring Maintenance

(Pre-Summer Tune-Up)
  • Replace 1” standard filters (customer supplied or arranged in advance)
  • Clean and straighten coil fins; check and level the condensing unit.
  • Clean, check, and adjust condenser fans; lubricate all moving outdoor parts.
  • Assess for excessive vibration; inspect outdoor disconnect and electrical service panels.
  • Ensure all electrical connections are secure; verify voltage and amperage at motors.
  • Examine chillers and commercial refrigeration units.
  • Inspect and test building automation systems for optimal integration and functionality.
  • Assess air handling units and VAV boxes for proper operation.

Fall Maintenance

(Pre-Winter Tune-Up)
  • Inspect start and run capacitors; check contractor contacts.
  • Evaluate safety controls, compressor valves, and terminals.
  • Check the crankcase heater; adjust and lubricate all moving indoor parts.
  • Check refrigerant levels and inspect for leaks.
  • Adjust indoor blower; check all belts and air circulation.
  • Clean condensate drain lines or pumps; check and clean humidifiers, closing bypass dampers as necessary.
  • Calibrate thermostats and check temperature drops at evaporator coils.
  • Conduct final performance evaluations and report on necessary improvements.
  • Evaluate and service economizer systems to enhance energy efficiency.
